INFORMATION & INSTRUCTIONS FOR LANDOWNERS

1) Understand our leasing process.

Before you finalize your lease offering -- even before you start adding property information to the website -- we would like for you to know what to expect from our leasing process.  Briefly, this is what you should expect:

What you do:

  • Add property and document information to the US Farm Lease website.
  • Consider adding our optional advertising package to your listing.
  • Be prepared to answer questions about your property and lease.
  • Take the time to select a tenant.
  • Coordinate signing a lease and rent payment with your operator.

 

What we do:

  • Review your online lease offering from completeness and professionalism.
  • Prepare and distribute optional promotional material.
  • Monitor your listing and provide customer service for operators.
  • Upload any paper bids or proposals to the website
  • Notify operators whether or not they were selected.

2) Collect all of the information and maps you will need. 

We recommend that you collect all of the information, maps, and documents you will need before you start adding them to the website.  Some of these are:
 
  • Digital photographs
  • Legal description and street address, if applicable
  • Digital copy of a road map
  • Digital copy of the soil map
  • Digital copy of the platbook map
  • Digital drainage map, if applicable
  • Current year’s FSA 156 form

Digital soil and aerial maps are available through the USDA's Web Soil Survey.  For road maps, try the Department of Transportation (link to Iowa DOT).

3) Prepare a lease document. 

You will need to upload a lease document when you add your property. The document may have some blanks -- such as the parties' contact information and the actual lease amount -- but potential operators will want to read the specific lease terms you are offering.  Any document that you use should be reviewed by an attorney, but you may also find our Farmland Leasing page a helpful place to start.  
 

4) Confirm that you have canceled your lease.

As a part of our terms and conditions, you agree that you either do not have a lease in effect or have cancelled your current lease for the upcoming crop year.  You may want to start by refering to the terms of your original agreement, but if you have questions, consider discussing the cancellation terms with your attorney.

5) Consider our optional advertising package.

If you would like to do more than just post your lease offering online, we offer an optional advertising package for $399.  With this option, we will help you promote your lease off-line.  Specifically, we will:
  • Send direct letters to local, known operators
  • Arrange at least one print advertisement
  • Send you a field sign to post on your property
If you choose to use our optional advertisment package, please complete and return our Promotional Information Worksheet as soon as you finalize your lease offering.  This information is not required, but it is helpful.
 
You may also want to advertise with your own signs, fliers and ads.  Keep in mind that the more exposure you give your listing, the more operators you will attract. 
 

6)  Review our fees.

The following chart describes the fees for landowners and operators who use our services. All landowner fees can be paid by credit card online, but paying by invoice is also an option. Once a lease has been agreed upon, we will invoice the operator for the appropriate fee.
