640 Acres Farmland, 556.6 Acres of irrigated Cropland. 5 pivots. Located from intersection of Hwy 20 & 137 go north 1/2 mile take 1st right (east side of Newport) going northeast for 2 miles then left/north for 2 miles and then right/east 1.5miles. Description of Arrangement

556.6 Acres of Cropland located in Section 25 of Rock Co. Bids will be made on line or by mail on US Farm Lease forms on a per acre basis for the cropland acres of 556.6. The land will be leased for the 2010 crop year with possesion begining on 3/01/10 and ending on 12/1/10 or after harvest. All bids will be kept confidential. The landlord reserves the right to refuse any proposal. Tenant is responsible for mowing and/or spraying roadsides and reasonable non-crop areas to keep control of noxious weeds and brush and present a good farm appearance.

Upon successful notification of the tenant, a lease will be signed within 10 days of acceptance. Possible extensions availalble at the discretion of the owner and approval of the tenant. The selected operator will be required to sign a lease and pay 1/2 the rent at lease signing and the other 1/2 on 9/1. Tenant will also be obligated to pay US Farm Lease a 3% fee at lease signing and 2% of the lease amount if the lease is extended in 2011 and subsequent years.

Crop planted is up to the tenant but wil be obligated to fertilize up to crop removal for 180 bu/acre corn and 50 bu/acre soybeans as figured by the University of NE extension. All minor maintenace of the pivot, pumps and irrigation equipment will be the tenants responsibility. The equipment is to be maintained as to be in the same condition at the end of the lease as it was at the beginning. Tenants are to supply a $1 million liability coverage with the owners named as additional insured. Tenant will supply the owner with reports on 8/15 and 12/1 detailing the planting, fertilizer, chemical and harvest data.
